If you are working with a real estate agent to list your propery for sale, most likely they will provide you with a (CMA) Comparative Market Analysis that shows selected sales in your area. This is a very important step to listing your home, but it is also very far from comprehensive. The CMA does not address the lack of inventory situation, rapidly appreciating market or detail your home’s positive and negative features that might exist in a typical home.

If you are working with the most experienced agent in your area, it is probably in your best interest to have an unbiased third-party's opinion of value. We all know of the agents that are looking to make a quick sale by listing the home under market value and/or coming to you with an unrealistic high list price that they 'guarantee' they can get for you. Overpriced homes tend to stay on market far longer than they should and result in multiple price changes.

We can provide you with an appraisal that will help you set the initial list price correctly or give you the information you need to adjust your current listing. In addition to providing a realistic selling price, a professional appraisal will:

  • Provide an additional negotiating tool once you have a potential buyer

  • Impress buyers with details on your home’s condition inside and out

  • Provide a detailed exterior sketch drawn to scale which will give you your homes square footage

Order Process
The order will be sent to us by fax or email usually by a lender or attorney. We review the data that we receive from the client to see if we can accept or reject the order. We may not accept the order because the property is located in an area that we do not service, insufficient information, etc.
Appointment
We will make an appointment with the borrower, purchaser, tenant, or agent to come out to the property and do the inspection. We will be taking digital photographs of the front of your home, inside, backyard, and of the street. We also will be drawing your floor plan. If you happen to have a copy of your floor plan, please make a copy for the appraiser. From there, we will go to take photos of other homes in your area that are of equal value as your home.
Data Collection
We will collect data from our own data sources for the appraisal. If you live in a condo or PUD, please provide the appraiser with your HOA (home owner's association) information.
Report
We will use the information we have collected to complete the Appraisal process.
Deliver
Per your request, we will deliver the report to your lender by fax, email, express mail, courier, or hand delivery.
